Sod installation and lawn care in Thornhill
A new lawn is one of the quickest ways to change how a Thornhill home looks from the street. ISR Gardening Inc. installs sod and cares for lawns across Thornhill, Concord, Richmond Hill, Vaughan, Markham and the surrounding GTA, and we have completed over 1,000 lawns across the region.
Most of our Thornhill work is full lawn replacement: taking out a tired, patchy or weed-filled lawn and putting down a fresh one that is ready to use in about two weeks. We also handle lawn repair, overseeding, aeration and seasonal maintenance for homeowners who want the lawn looked after all year.
What full sod installation in Thornhill includes
- Removal of the old lawn, weeds and debris, hauled away.
- Fresh topsoil spread over the whole area, since many Thornhill properties, especially newer homes and infill builds, sit on heavy clay.
- Grading by hand so water drains away from the house and the surface is level.
- Fresh-cut Kentucky bluegrass sod laid tight with staggered seams, trimmed around beds, walkways and the driveway.
- Rolling and first watering before the crew leaves, plus clear watering instructions for the first two weeks.
- Cleanup so the only thing left on the driveway is your new lawn.
When to install sod in Thornhill
Fall and spring are both good. Fall is usually better here: warm soil, cool nights and fall rain mean faster rooting and less watering, and the lawn comes out of winter established. Sod can go down until the ground freezes, so October installs are common. Summer installs are possible with daily watering. See our guide on how late you can lay sod in Thornhill, or the best time to lay sod in Southern Ontario.
Lawn care in Thornhill after the install
New sod needs two weeks of steady watering and a first mow on a high setting once it reaches about 3 inches. After that, a healthy Thornhill lawn wants aeration and overseeding each fall, fertilizing in spring and fall, and weed control before dandelions set seed. We offer all of it as a yearly maintenance package or as single visits. If your lawn is mostly there and just thin, overseeding may be the better fit; see our comparison of sodding vs. overseeding.

Before You Lay New Sod in Thornhill
Local rules and ground conditions that change how a new lawn is installed and looked after in Thornhill. Each one links to the official source.
- Thornhill is split by Yonge Street: the west side is in Vaughan and the east side is in Markham, so the rules depend on your side of the street (City of Vaughan).
- West of Yonge (Vaughan), watering is allowed 6 to 9 a.m. and 6 to 9 p.m. on odd or even days from May 15 to September 30, and new sod is exempt for four weeks (City of Vaughan). East of Yonge (Markham), it is one window a day from June 1 to September 30, and new sod is exempt for two months (City of Markham). Neither city asks for a permit.
- On the Vaughan side the homeowner maintains the boulevard, including cutting it (Vaughan boulevard maintenance). On the Markham side the boulevard is City property and needs a Road Occupancy Permit before any landscape material goes on it (Markham Good Neighbour Handbook).
- Neither city picks up sod or soil with yard waste, so the old lawn has to be hauled away. On our jobs that is included.

Sod Questions from Thornhill Homeowners
Which watering rules apply to my new sod in Thornhill?
It depends on your side of Yonge Street. West of Yonge you follow Vaughan’s rules (new sod exempt for four weeks); east of Yonge you follow Markham’s (new sod exempt for two months).
Do you sod the boulevard too?
Yes, when it is part of the job. On the Markham side we keep sod and soil off the City boulevard unless a Road Occupancy Permit is in place.
Can you still lay sod in Thornhill this late in the fall?
Usually into early November, as long as the ground is not frozen. Our late-season sod guide for Thornhill explains how to tell.
Prices for every lawn size are in our sod installation cost guide, the season-by-season timing is in the best time to lay sod in Ontario, and the full process is on our sod installation page.
