Zero tolerance means we come out before you have to call
Commercial properties are on a zero-tolerance trigger. We do not wait for a set amount of snow to fall and we do not wait for your call. When snow or freezing rain starts, your property is on the route. Lots, entrances and walkways are cleared and salted so the property stays open and safe through the storm.
That is the difference between a commercial contract and a home one. Homes are cleared once 5 cm has fallen. A plaza cannot wait for 5 cm — by then your customers are walking on packed snow and your tenants are calling you.

Salting is included in your commercial price
For commercial properties, salting is part of the contract, not an extra line on the invoice. Ice is where slip-and-fall claims come from, so we salt on every visit and go back out when conditions turn. You are not paying per application and you are not deciding, at 6 AM, whether today is worth the money.
One price for the whole season
Most commercial clients take a seasonal contract: one flat price that covers the property from November 15 to April 15, no matter how many times it snows. You budget one number for the winter instead of guessing what December will cost.
If you would rather pay per visit, we do that too — useful for properties with unusual access or a short season. Tell us which way you want it quoted and we will price both.
What happens during a storm
- Snow starts. Your property is already on the route — no call needed.
- Crews clear lots, entrances, walkways and loading areas, then salt.
- Through a long storm we come back so the lot never gets ahead of us.
- Once the snow stops, the property is finished and salted, usually within about six hours.
- We are on call 24/7 through the winter season for freezing rain, drifting and refreeze.

Book before the first storm
Commercial routes are built in the fall and they fill. Properties booked in September and October are on the route from day one of the season; properties that call after the first storm are usually looking at whatever capacity is left. If your current contractor left you waiting last winter, now is the time to move.
Commercial snow removal questions
How much does commercial snow removal cost in Toronto?
It depends on the size of the lot, how much walkway and how many entrances there are, where the snow can be piled, and how much salt the property needs. That is why we measure the property instead of quoting over the phone. You get a written seasonal or per-visit price before you commit to anything.
When should I sign a snow contract?
September or October. The season runs November 15 to April 15, and routes are set before it starts.
Is salting included?
Yes, for commercial properties salting is included in the contract price and applied on every visit, plus extra trips when freezing rain or refreeze calls for it.
How fast is the property cleared?
We work through the storm and finish once the snow stops, usually within about six hours. Fire routes, entrances and accessible parking are kept open throughout.
What happens after a very heavy snowfall?
When banks start taking parking spaces we relocate the piles on site, or haul the snow off the property if there is nowhere left to put it.
