If your Vaughan lawn came out of summer thin, patchy or full of weeds, fall is the window to replace it. Most homeowners assume sod is a spring job. In York Region it is usually the other way around.

Why fall is the better season for new sod in Vaughan

New sod needs three things to root: warm soil, cool air and steady moisture. September and early October give all three. The ground is still warm from summer, the nights are cool so the grass is not stressed, and morning dew plus fall rain cut the watering you have to do yourself.

Spring sod fights the opposite conditions. The soil is cold and wet in April, then the heat arrives in June before the roots are deep. Weed seeds also germinate hardest in spring, so a spring lawn spends its first months competing. Fall sod roots in quietly, goes dormant with the rest of the lawn, and wakes up in April already established.

Vaughan soil: why preparation matters more here

Much of Vaughan, especially newer subdivisions in Maple, Kleinburg and around Major Mackenzie, sits on heavy clay. Builders often leave a thin layer of topsoil over compacted fill. Sod laid straight onto that surface looks good for two weeks and then struggles, because the roots cannot get through.

That is why our installs start with removal of the old grass, a layer of fresh topsoil, and grading so water runs away from the house instead of pooling. Skipping the soil step is the most common reason a “cheap” sod job fails the following summer.

What happens on installation day

1. Removal

The old lawn is cut out and hauled away. We do not lay new sod over old grass or weeds.

2. Topsoil and grading

Fresh topsoil goes down and is graded by hand so the surface is level and drains properly. This is where the crew spends most of the time on a Vaughan job.

3. Laying the rolls

Fresh-cut Kentucky bluegrass rolls are laid tight, seams staggered like brickwork, edges trimmed around beds, walkways and the driveway.

4. Rolling and first watering

The new lawn is rolled so the roots meet the soil, then watered deeply before the crew leaves. A typical front-and-back replacement in Vaughan is done in a day; larger properties take two.

Caring for new sod before winter

  • Water daily for the first two weeks, early morning, enough to soak through the sod into the soil below. Fall rain helps, but do not rely on it.
  • Stay off it for two weeks. No mowing, no foot traffic, no pets on it until the rolls cannot be lifted at the corner.
  • First mow once the grass reaches about 3 inches, on a high setting, with sharp blades.
  • Before the first frost, keep watering if the fall is dry. Sod that goes into winter well watered comes out of it green.
  • Leaves should be raked off new sod, not left on it; a wet mat of leaves smothers young grass.

Sod, overseeding or repair: which does your Vaughan lawn need?

If more than half the lawn is bare, weeds or dead, sod is the honest answer. If the lawn is mostly there and just thin, overseeding in September is cheaper and works well.
